In Les Deux Alpes, Les Airelles are set to regain their former splendor.
Following the complete refurbishment of this former hotel, a new residential development comprising 12 luxury flats, ranging from two-bedroom to six- or seven-bedroom units, is taking shape in the heart of one of the most iconic resorts in the French Alps.
Thanks to its prime location right in the heart of the resort, the residence is within walking distance of the resort’s shops, restaurants, entertainment and ski lifts.
Just a few minutes’ walk from the Télémix du Diable, the residence enjoys particularly convenient access to the Deux Alpes ski area. The lift provides direct access to the high-altitude sector at 2,400 metres, whilst the Super Venosc gondola lift and the Jandri 3S cable car are also just a few minutes’ walk away.
Alpine architecture reimagined
The project involves a complete refurbishment of the building, with the aim of combining the character of a mountain retreat with the timeless elegance and comfort of a contemporary residence.
A redevelopment planned down to the smallest detail, enabling future owners to purchase their flat off-plan (VEFA) and thus benefit from the advantages and guarantees associated with new-build properties.
The transformation of Les Airelles reflects a resolutely contemporary architectural style, whilst retaining the characteristics that define the identity of the great mountain chalet complexes.
The building’s silhouette is redefined around a generously overhanging gable roof, a natural evocation of an Alpine chalet, whilst the façades feature an elegant combination of materials and colours. The vertical timber cladding, which features throughout the upper storeys, lends warmth and rhythm to the overall design; it contrasts with a stone base in deep shades, which anchors the residence in its mountainous surroundings.
Apartments to live in
The architecture also places great emphasis on light and views. Large windows punctuate the façades and extend the living spaces outwards, whilst balconies and spacious terraces become genuine living spaces, allowing residents to fully enjoy the scenery and atmosphere of Les Deux Alpes.
On the top floor, created by raising the structure above the existing building, the spaces fitted out beneath the roof reinforce the chalet-style feel and lend the residence a more exclusive character, whilst the various terraces gradually break up the building’s silhouette, lending it a sense of lightness and character.
The residential complex does not have its own private car park. However, a particularly convenient solution is available to owners: they can take out an annual subscription costing around €500, which entitles them to an underground parking space in the car park situated directly opposite the complex.
A solution that combines convenient parking with a prime central location, whilst allowing you to make the most of the resort without having to use your car during your stay.
Investing in Les 2 Alpes
Investing in Les 2 Alpes will prove to be an excellent property investment with potential for capital appreciation, provided that several key factors are in place: views, location, aspect, the residence’s facilities, the quality of the amenities and high desirability.
Les 2 Alpes thus combines all the ingredients one looks for in a major Alpine destination: a high-altitude ski area, a particularly long season, a wide range of summer activities, a remarkable natural environment and a vibrant resort life.
The resort’s move upmarket is boosting the appeal of this high-altitude destination. All these factors are helping to sustain property values: it is therefore no surprise that average property prices there rose sharply between 2020 and 2025, by between 17% and 42.9%, depending on the type and location of the property.
Les 2 Alpes is therefore an excellent choice of destination, thanks to its appeal to tourists.
The resort thus recorded more than 1.9 million overnight stays during the winter season, with around 32,700 tourist beds. The summer season now accounts for around a quarter of annual activity, with more than 600,000 overnight stays.
Combining enjoyment with investment
Les Airelles were designed to meet the needs of a new generation of property owners: those who want to make the most of their mountain home, whilst ensuring that the periods when they are not there are put to good use.
The flats are subject to a rental obligation, incorporated into the project from the design stage, which will enable owners to generate tax-exempt rental income and reclaim VAT (20%) on the purchase price of the property and its fittings.
A range of management options is available to enable the future owner to choose the arrangement that best suits their lifestyle and wealth management objectives.
Depending on the arrangement chosen, he thus retains flexible personal use of the property, allowing him to stay in his flat at times of his choosing, whilst the property is made available for rent the rest of the time.

LES 2 ALPES
A DELIGHT ALL YEAR ROUND
Situated in the heart of the Écrins massif, in the Oisans region of Isère, Les 2 Alpes has established itself as one of France’s leading mountain destinations. The resort enjoys a prime location at the foot of the Écrins massif, with guaranteed natural snow thanks to a high-altitude ski area reaching 3,600 metres, enabling it to attract tourists for nine months of the year.
A large Alpine resort with a strong identity
Les 2 Alpes came into being through the merger of the two historic alpine pastures (alpages) of Mont-de-Lans and Venosc.
In 1955, the resort officially adopted the name Les 2 Alpes. The development of the glacier in the 1970s, followed by the growth of summer skiing, gradually established its identity as a high-altitude resort.
Today, Les 2 Alpes combines a well-developed tourist infrastructure with an exceptional natural environment.
One of the highest ski areas in the Alps
Altitude is one of the resort’s key features, with a ski area reaching 3,600 metres, whilst the village is situated at around 1,650 metres. It boasts 220 km of slopes, 96 runs and approximately 420 hectares of skiable terrain. Most notably, 75% of the ski area lies above 2,000 metres.
The Les 2 Alpes glacier is probably one of the destination’s most iconic features. Situated between 2,900 and 3,600 metres, with gentle slopes and few crevasses, it offers everyone access to a high-mountain environment via the ski lifts.
It is also possible to enjoy the panoramic views without skiing, thanks in particular to the facilities providing access to the higher-altitude areas and the Belvédère des Écrins, at 3,400 metres.
The ski area offers an impressive vertical drop: it is possible to ski down from the glacier at 3,600 metres to the Mont-de-Lans area at around 1,300 metres without having to take a lift.
The resort caters for skiers of all abilities and also offers areas dedicated to snowboarding and freestyle, the Les 2 Alpes Snowpark, as well as freeride zones and routes for exploring the various slopes within the ski area.
A resort that’s also bustling in summer
In summer, the resort takes on a whole new look and becomes a vast playground for outdoor activities.
In particular, the destination is developing a major bike park, featuring downhill, enduro and mountain bike trails suitable for different ability levels. Mountain biking has become one of the resort’s signature summer activities, with a network of trails covering around 100 kilometres.
The resort also offers a wide range of activities: trail running; hiking and trekking; mountain biking and e-mountain biking; paragliding; via ferrata; white-water sports; summer tobogganing; a 9-hole golf course at 1,650 metres; a skatepark; water sports and wellness activities; and a host of entertainment and sporting events.
An exceptional natural environment
Les 2 Alpes enjoys a prime location on the edge of the Écrins National Park, one of the largest protected areas in the French Alps. The landscape combines glaciers, mountain peaks, valleys, torrents, mountain pastures and forests.
The destination also boasts a remarkable heritage, with the villages of Venosc and Mont-de-Lans offering a more traditional mountain atmosphere. Venosc is particularly well known for its narrow streets, its crafts and its mountain village architecture.
A strong international client base
Les 2 Alpes boasts a wide range of shops, nearly 70 restaurants, bars, ski schools, sports shops and around 40 different activities, all of which contribute to making for a truly memorable holiday experience.
The wide range of activities on offer in Les 2 Alpes helps to make it a destination that is ideal for families, sports enthusiasts, groups of friends and anyone looking for a mountain holiday that combines activities with relaxation.
This combination of a sports resort, high mountains and traditional villages helps to attract a wide range of visitors, beyond those interested solely in skiing.
It is hardly surprising that the resort has become a favourite with a large number of European tourists, who help to raise its international profile.
